There are often leases, covenants and restricted usage attached to the property.
It may be that you have obtained planning permission to convert the property into a residential dwelling or flats which whist probably increasing the value of the property will have the buyer’s solicitors asking numerous questions all which we are able to answer together with you.
The buyer’s solicitor will usually ask some general enquiries but often there are property specific enquiries which need to be dealt with.
The general enquires are broadly dealt with in the Commercial Property Standard Enquiry Form (CPSE).
We prefer to meet you and go through all the forms thereby ensuring that the process runs smoothy an efficiently.
We work on a fixed fee basis and will stick to this unless there is a chunk of unforeseen work in which case we will tell you about this beforehand.
We attend to obtaining any redemption figures from your Lender and will provide you with this before completing the sale so that you may ensure that the outstanding some correlates with your figures.
