Our clients’ requirements
Our clients instructed us to assist with their purchase of a freehold property on the Isle of Sheppey. They needed to move quickly, so were looking for a responsive conveyancing team who could help push the sale through and avoid hold-ups.
Another important factor in their choice of conveyancing team was price – and this is one of the reasons we have fixed fees. People often worry about the next bill coming in from a conveyancing team but we work differently here – we give you a price at the start for the work you have asked us to do.

Challenges
The property was on a fairly new estate (less than 15 years old) and there appeared to be a management company who dealt with service charges for maintenance on the estate. This was established as there was a’ restriction’ in their favour on the title register which meant the property cannot be transferred over to another owner without a certificate from the management company confirming that the requirements of the ‘restriction’ have been complied with.
The above findings were part of our enquiries as the sellers had not mentioned any service charges on their property information form despite the ‘restriction’ on the title.
How we helped
Once the sellers’ conveyancing team investigated this with the management company, it was discovered that they no longer collected service charges from this property and the restriction could be removed. We worked with the sellers’ conveyancing team to ensure that the management company completed the relevant forms, meaning we could lodge it with our Land Registry application and remove the restriction. This update would assist our clients in the future when they choose to sell the property.
We also offered to meet with our clients in person, once they received their final report and documents to sign. This allowed us to discuss any queries or go through anything they did not understand. We could then also sign the documents with them so their concerns about signing or witnessing anything incorrectly would be overcome.
Result
We were able to complete our clients’ purchase in just 10 weeks and 3 days and we were always available by email or phone to answer any questions – we promised a fast response and delivered on our promise.
