Helping Clients Navigate Probate Property Sales Through Auction

Last updated: December 3, 2025

Clients sell properties for many reasons, but sometimes it’s a necessity – such as after the loss of a loved one (probate). Selling a property during probate can be overwhelming, especially when emotions are already running high. At Bridger’s Law, we understand this and prioritise exceptional customer care throughout the process. Our team works hard to maintain clear, compassionate communication, responding promptly to queries and providing practical solutions should obstacles arise. By staying proactive and supportive, we aim to make a difficult journey feel more manageable and ensure every client feels informed and reassured from the start.

Background

Our client approached Bridger’s Law following the passing of their mother, needing support with the sale of her property. They initially tried to sell the property on the open market, but due to a history of subsidence (which had been professionally repaired), three buyers withdrew. Subsidence can raise concerns for buyers as it is the gradual sinking or movement of a building’s foundation. The client then opted to sell the probate property through auction as it offered them the security of sale.

How Bridger’s Law helped & the challenges faced

As experienced residential conveyancing solicitors, we guided and supported our client through every stage of the process. When the initial sales fell through, we provided reassurance and quickly resumed the conveyancing process each time a new buyer was found.

When you instruct us, we transparently give our fees (including at which step fees are payable should the matter go abortive), giving you certainty and minimising stress. We also helped ease our client’s financial burden during this difficult time, by delaying payment of all fees until the final completion.

Auction sale support

When our client chose to sell at auction, they wondered if we could provide the same level of support. We reassured them that our residential conveyancing team has extensive experience with auction property sales. This includes preparing auction legal packs, reviewing seller documentation and ensuring all legal requirements were met for a smooth transaction. We explained everything clearly, so they understood any issues that arose. Within a week and a half, we had the auction pack ready.

The Result

Our client felt supported and informed throughout the entire process, from probate to auction sale. Our team maintained clear communication, answered all queries promptly and ensured the sale was handled efficiently – demonstrating our commitment to delivering an experience focused on easing the challenges of the sale. Throughout the matter, we were always available on the phone or in person, treating them with empathy in this emotional situation.  Not only had they lost their mother, but the sale had fallen through multiple times.  We understand the emotional and financial pressures of selling an inherited home.
